Smoking is strictly prohibited indoors, including cigarettes, cigars, vaping, e-cigarettes, marijuana and other smoking devices. Guests may smoke outside away from windows in the designated area by the fire pit. Evidence or smell of indoor smoking will result in an additional $300 deep-cleaning fee.
Anyone present in the unit after 1:00 AM is considered an overnight guest. Unapproved overnight guests are $25 per person, per night. Maximum occupancy is 2 guests for the Studio and 3 guests for the 1-Bedroom.
Pets require approval before booking. The pet fee is $100 per month, per pet, plus a $250 refundable security deposit. Approved pets must be well-behaved, supervised and crated if left alone. Pets are not allowed on beds, sofas or chairs. Up-to-date vaccinations may be requested and pets must be on flea control. Please promptly dispose of pet waste, prevent digging or lawn damage, and use a leash in common areas. Any pet-related damage will be charged to the guest.
Quiet hours begin at 10 PM. Please keep noise to a minimum out of consideration for neighbors.
Parties or large gatherings are not permitted without prior host approval.
Please avoid disturbances. If you experience a noise issue from neighbors, notify the host promptly so it can be addressed.
Do not enter locked doors, the backyard, or areas marked with caution tape or under construction. These restrictions are for guest safety.
Because guests and hosts may see each other across the yard, please keep attire and behavior shared-space appropriate, with clothing worn on both top and bottom.
Maintain reasonable cleanliness and report damage or issues promptly. Excessive cleaning starts at $100 and may increase based on actual cleaning or repair costs. At checkout: wash dishes or start the dishwasher; leave soiled linens and towels on the floor without stripping the bed; do not place wet linens in a hamper; place trash in the outside bin; lock windows and doors; turn off lights; and report any damage before departure.
Reservations are for temporary guest accommodations during the confirmed dates only. Guests must vacate by the confirmed checkout time unless an extension is approved in writing and paid in advance. Guests are responsible for their visitors, approved pets, and damage caused by anyone in their party. Please supervise children and pets, use the unit and outdoor amenities safely, and report hazards, injuries, or property damage promptly. Government-issued identification and a signed occupancy agreement are required before check-in. The agreement will be sent electronically for review and signature.
Send a booking request with your preferred dates. You will see an estimated total before submitting. A request does not confirm a reservation until the host accepts it and required payment is received.
Studio: $65/night + $85 cleaning. Open layout with a futon sleeping space and no separate bedroom.
1-Bedroom: $88/night + $105 cleaning. Separate bedroom plus a fold-out couch in the living room.
Approved pets: $100 per 30-day period, per pet + $250 refundable security deposit
Estimated accommodations taxes: 12% of taxable lodging charges
Extended stays: Stays of 28 nights or more are considered extended stays. Requests for 90 nights or more require additional review.
Required agreement: Every direct booking requires a signed electronic occupancy agreement before check-in.
Payment options: Zelle or PayPal. Guests choose their preferred method in the booking request. Payment instructions or a PayPal invoice and a payment deadline are provided after the host accepts the request. The reservation remains unconfirmed until payment is received.
